The new building on Jalan Abdul Majid Raya, Cipete, South Jakarta, sparked residents’ curiosity because of its modern façade, which differs from the buildings around it. Quite a few people thought the building was a boutique hotel, serviced apartment, or café.

The building turned out to be Rukita Deluxe Nismara Abdul Majid, a premium coliving property targeting young professionals and urban residents.

With rental prices starting at Rp6.3 million to Rp8 million per month, all rooms at Rukita Deluxe Nismara Abdul Majid were reportedly fully rented within just one month of operation.

The high level of interest shows that there is a market for premium coliving residences offering a strategic location, complete facilities, and easy access to transportation.

One of its main attractions is the 25.1 m² Flat Residence type, designed to resemble a studio apartment. The unit is equipped with a private kitchen, refrigerator, microwave, coffee maker, and living room inside the room.

“The trend of flat residences in coliving properties is an answer for those who want the flexibility of coliving with facilities comparable to a private apartment,” said Lika Aprilia Samiadi, VP of Marketing at Rukita.

In addition to the Flat Residence, there are 15.9 m² Superior Queen and 19.2 m² Executive Queen types, all equipped with 160×200 cm Queen Beds.

Shared facilities include a rooftop, communal area, lift, shared kitchen, parking area, and retail area on the ground floor. Each room is also fully furnished and equipped with air conditioning, private Wi-Fi, an en suite bathroom with a water heater, as well as laundry and room-cleaning services.

The property is located at Jalan Abdul Majid Raya No.19, Kebayoran Baru, approximately 300 meters or two minutes from Haji Nawi MRT Station. This access makes it easy for residents to reach the SCBD, TB Simatupang, Fatmawati, Cilandak, Sudirman, and Thamrin areas.

Interestingly, the building is the result of a transformation through Rukita’s Build to Rent (BTR) service. The project began with an unmaintained building that was demolished and redesigned from scratch.

Rukita handled the development process end to end, from feasibility studies and financial calculations to architectural and interior design. Around 70–80 percent of the design was customized to optimize the building, with ESG principles applied through green spaces and natural lighting.

The transformation through the grand launch was completed within 18 months.

“We are proud that this project was completed on time, residents feel at home, and the property owner is satisfied because the asset was fully booked within one month,” said Lika.
